Your Bank Knows You. The Market Competes for You.

One of the most common things I hear from home buyers is the following:

"I'll just use my bank. They know me."

It's understandable. You've banked with them for years, and you may even have a dedicated private banker. But when it comes to a home loan, familiarity doesn't always mean you're getting the best deal.

Recently, I assisted a client in the private banking sector with his home loan application. As part of my process, I submitted his application to multiple banks, including his own bank. His bank's initial offer came in at 4% higher than the final rate I ultimately secured.

Once I received competing offers, I gave his bank the opportunity to review and improve their proposal. Despite this, they were unable to match or beat the final offer.

In addition to securing a significantly better interest rate, I also negotiated a 50% discount on his bond registration costs, and he wasn't even a first-time buyer. That difference may sound small on paper, but over the life of a home loan, it could translate into hundreds of thousands of rand in savings.

This experience reinforced something I often tell clients: loyalty to your bank is valuable, but it doesn't always guarantee the most competitive home loan package. By creating competition between lenders, I can often help buyers achieve savings that far outweigh any once-off rewards offered for going direct.

Bond Originator vs Private Banker

This isn't a case of bond originators versus private bankers. In fact, I regularly work alongside private bankers and value the relationships they have with their clients.

The difference is simple.

A private banker represents one bank.

As a bond originator, I represent the buyer.

A private banker can only offer their bank's products and lending criteria. I compare multiple banks simultaneously, negotiate between them, and then allow a client’s own bank to match or improve on competing offers.

In my view, buyers don't have to choose between their bank and the market. They can leverage both and ensure every lender has the opportunity to compete for their business.

More Than Just an Interest Rate

My role goes far beyond simply submitting a home loan application.

I help buyers understand affordability, identify potential challenges before they become problems, negotiate interest rates, explore attorney discounts, compare insurance options, and guide them from pre-qualification right through to registration.

Many buyers don't realise that a home loan is one of the largest financial commitments they will ever make. Even a small difference in interest rate can translate into substantial long-term savings.

The Best Question a Buyer Can Ask

Instead of asking:

"Should I use my private banker or a bond originator?"

I believe the better question is:

"Have I explored every option available to me?"

The home-buying journey is too important to rely on a single opinion.

In my experience, the best outcomes are achieved when buyers have someone negotiating on their behalf, ensuring every available opportunity has been explored before they sign on the dotted line. When you're taking on one of the biggest financial commitments of your life, loyalty should never come at the expense of choice.

The best home loan isn't the first offer you receive.

It's the best offer the market is willing to make.
