Protecting Your Property Beyond The Lease

At Prestige Real Estate, we understand that owning an investment property should bring stability, growth, and peace of mind. Our managed rental division is designed to help landlords and property investors maximise returns while minimising the stress and risks often associated with rental management.

Our managed rental services include professional marketing of your property, tenant sourcing, comprehensive tenant vetting, lease administration, rental collections, inspections, maintenance coordination, and ongoing tenant management. We believe that prevention is always better than cure, which is why we place strong emphasis on thorough tenant screening and credit checks before a lease agreement is concluded.

While tenant defaults within our portfolio are rare due to our vetting processes, we understand that unforeseen circumstances can still arise. Even tenants with good credit records and references may experience changes in financial circumstances over time.

Should a tenant fall into arrears or breach the lease agreement, Prestige Real Estate takes immediate professional action on behalf of our landlords. Our agency issues formal legal letters of demand, follows up on breaches, and where necessary, issues notices of cancellation in accordance with the lease agreement and applicable legislation. Our goal is always to resolve matters efficiently and professionally while protecting the landlord’s investment.

As an additional layer of protection for our landlords and investors, Prestige Real Estate has partnered with Xpello, a specialist breach management and eviction support company. Through this partnership, landlords gain access to professional assistance should an eviction process become necessary.

Xpello becomes involved from the moment a letter of demand is issued to a defaulting tenant, taking immediate steps to encourage the tenant to remedy the breach, reach a reasonable settlement, or vacate the property. In the event that the matter cannot be resolved amicably, Xpello proceeds with the eviction process on the owner’s behalf.

The partnership offers significant peace of mind to landlords, as Xpello represents the landlord during the eviction process with specialist attorneys and covers the legal fees required to obtain the eviction order. Their intervention has reportedly resulted in the majority of defaulting tenants either remedying their breach or vacating the property before further legal escalation becomes necessary.

At Prestige Real Estate, we believe that successful property management is not only about collecting rent — it is about protecting investments, maintaining strong landlord-tenant relationships, and ensuring that our clients have the support they need when challenges arise.
